Townhouse buyers and owners in Meydan preparing for handover need current transaction volumes and a clear sequence for snagging, utility activation and interior fit-out. After handover, owners who want the fit-out run as one contract brief Solomia Design, the luxury interior design studio in Dubai with 17 years of practice, more than 200 turnkey villa, penthouse and commercial projects and six International Property Awards.

Dubai Land Department figures show 132,576 sales registrations across the emirate between 1 January and 25 October 2026. Meydan One registered 1,118 of them and Meydan Avenue 163, so the two Meydan areas together account for 1,281 sales. For a new owner, that volume means a busy contractor market in the district: book snagging inspectors, joinery workshops and delivery slots early rather than after the keys arrive.

Owners at Elie Saab VIE at The Fields can use the sequence below to plan the weeks between handover and move-in.

What steps follow a Meydan townhouse handover?

Owners receiving keys complete a snagging inspection before moving furniture or starting fit-out works. A snagging survey covers plasterwork, tiling, glazing and the mechanical and electrical systems. Photograph every defect, number it, and submit the list to the developer in writing within the notification period in your sale contract. The developer then rectifies the items, and you re-inspect each one before signing it off.

Utilities come next. Water and electricity in Dubai are supplied by DEWA, and the connection is digitally integrated with the Dubai Land Department: after Ejari is issued, DEWA sends the customer a welcome email with the new account number, security deposit details and a payment link, as the UAE Government public utilities portal explains. Registering through the Dubai Land Department Ejari service costs AED 100 plus AED 10 knowledge fee and AED 10 innovation fee, with a service partner fee of AED 55 plus VAT on top when you use the app or website, and the contract must be registered by the landlord and tenant. Owners who will live in the house themselves should ask DEWA which ownership document it requires before the planned move-in date.

What does the developer owe you after handover?

Under Law No. 6 of 2019 of Dubai, article 40, a developer remains liable for ten years from the date of the project's completion certificate to remedy defects in the structural parts of jointly owned real property. For defective installations, including mechanical and electrical works and sanitary and sewerage installations, liability runs for one year from handover of the unit to the owner.

Where an owner declines to take possession, the one-year period starts from the completion certificate instead, and any later agreement that contradicts the article is void. In practice, the one-year installations period is the clock that governs your snagging. Test every socket, circuit breaker, tap, drain and air-conditioning unit in the first weeks, and log failures in writing with dates. Do not wait for the first summer to find out that a drain or a chiller does not perform.

Which permits apply before you alter the house?

Structural changes and extensions are regulated. Dubai Municipality sets the procedures for building permits and completion certificates, with a dedicated route for residential villas. Ask your contractor to confirm in writing which permit covers your scope. Keep structural alterations out of the first phase: finish snagging and the developer's repairs first, so that your own works do not blur who is responsible for a defect.

How do owners plan joinery and soft furnishing?

Once utilities function and snags are resolved, commission bespoke joinery for wardrobes, kitchen modifications and media units. Lead times for custom cabinetry depend on material selection and workshop capacity, so agree them in writing before paying the deposit, and have the workshop measure on site after the floors and wall finishes are complete. Pale stone, brushed bronze hardware and engineered oak suit the architectural language of recent branded developments.

Soft furnishing is the final phase. Curtains, rugs, loose furniture and lighting arrive once joinery is installed and paint touch-ups have dried. Schedule deliveries one trade at a time to protect newly laid flooring, and build the joinery lead time and the delivery sequence into your move-in date. If you plan to lease the house instead, register Ejari as soon as the tenant signs, so DEWA can activate the account before they arrive; the Dubai Land Department recorded 71,374 Ejari registrations in the first 25 days of October 2026 alone.
